The house is a 900 sq ft ranch with 2 Bedrooms and 1.5 baths. It sleeps up to 6 including, 2 bedrooms and a pull-out sofa bed. It is well maintained and was recently remodeled for a clean, fresh feel. It has Wi-Fi, a smart TV, basic cable with major networks and the kitchen comes fully supplied for cooking. The large deck in the backyard offers a secluded, quiet and tranquil area for cooking out, playing lawn games and relaxing. There is also a fire pit and firewood to enjoy an evening campfire. A creek runs behind the property and allows access to paddle out to the lake if you have a kayak. The private dock has a 9ft wide X 20ft long platform with a table, chairs and an umbrella making it great for swimming, fishing or just lounging. It has an excellent view of almost half of the lake. (Lake Frontage: 10 foot right-away). There is cart in the garage for your use to easily transport coolers or other items to the dock which is a short walk (about 300 feet). There is also plenty of storage space in the garage if you need it. Linens are provided unless specified since some travelers like to bring their own. Home is spacious, easy to maintain. 3 bedrooms, 1 and 1/2 bath in master bedroom, 2nd and 3rd bedrooms have 2 single beds each. Kitchen is fully equipped with built in microwave, gas stove, fridge dishwasher. plenty of cupboard space plates, pots and pans, silver ware +are provided. sheets and towels are provided for weekly renters. A good size deck with an awning is attached lake side of the house, makes it a time to sit, enjoy the view and relax, day or night.

There are four reserved parking spots right outside the front of our cottage just a few feet from the door and most people park additional vehicles right across the street. The cottage is on East Lake road on Conesus Lake-- 2 mins from Lakeville and 5 mins from 390, near north/Lakeville end, but not shallow like the very end. Can drive to Rochester in 30 mins. Close to Letchworth State Park (Grand Canyon of the East), historic Geneseo and the college campus there, wineries/breweries, many restaurants nearby (including two with boat docking for water access-Hook & Spoon also Beachcomber), two marinas with boat rentals and gas station for boats, Wegmans/Walmart, shops, and more. This 3 bedroom house was completely remodeled in 2013-14. It is on the west side of Conesus Lake 5-10 minutes from Geneseo. Sutton Point North is a small private driveway off of West Lake Road so you don't have to worry about the kids and traffic. We have a huge parking area that can fit 4/5 cars. Due to family allergies, we DO NOT accept pets. The views are spectacular whether you are in the kitchen, on the spacious waterfront deck, grilling near the sitting area, or sitting on the grass in front of the walk in stone beach. There are 3 bedrooms with a Queen Bed in one room, a Full Bed in the second room, and 2 twin beds as well as a twin bed with trundle in the third room. Each room has a closet to hang clothes in. Clean linens are provided. There is also a washer and dryer for you to use. There is 1.5 baths. The shower is part of a full tub. The house has central air conditioning as well as forced air heat. There is a 42 inch plasma TV hooked up to DISH network in the main room for the can't miss sporting event or if it rains. In the upstairs there are 2 HD TV's hooked up to wireless joeys (satellite boxes). You can put those TV's in whatever bedroom you desire. There is also a DVD only TV for movies for the kids. The house also has wireless internet service. The kitchen has all new appliances including a stove, refrigerator, dishwasher, and garbage disposal. For your convenience there is a microwave, toaster, Keuring Coffee maker, pots/pans for cooking, kitchen utensils, dishes, and silverware. Outside enjoy the sunrise with a cup of coffee on the waterfront deck. Watch the kids swim off of the dock or the floating dock in the water.
